About the Project

The architectural concept is defined by a clear and coherent composition in which traditional elements are reinterpreted through a contemporary architectural language. The chamfered corner of the building becomes a distinctive feature, defining the primary façade module and establishing a consistent rhythm along the street façades. The relative symmetry of the composition is carefully balanced with the geometry of the site, while extensive glazing and decorative metal profiles integrated into selected façade fields introduce a distinctly contemporary character.

At the central portion of the façade, paired French windows and delicate, openwork balconies create a rich rhythm and a sense of visual depth. Stone pilasters and progressively reduced window surrounds emphasize the vertical expression of the façade, with the material palette and detailing evolving naturally towards the upper levels. At the highest floors, the stone elements give way to lighter metal framing, while the arched openings continue into the roof zone as distinctive dormer windows.

The roof volume is finished with decorative zinc sheeting, unifying the architectural silhouette and giving the building a refined and carefully resolved appearance.

The interior organization follows the principles of functionality, comfort and representativeness. Two residential entrances are located on Prof. Asen Zlatarov Street, each with its own staircase and lift. The residential programme offers a diverse mix of two-, three- and four-bedroom apartments, as well as duplex apartments with access to private rooftop terraces.

The ground floor complements the residential function with retail spaces, some of which feature their own outdoor terraces. An apartment adapted for residents with mobility impairments is also provided, ensuring an accessible and inclusive living environment.

The three underground levels are organized as an integrated infrastructure zone accommodating car parking spaces, private garages, storage areas and bicycle racks. Access to the underground garages is provided via vehicle platforms and a lift, discreetly integrated into the overall organization of the building.

The combination of a meticulously developed façade composition, refined materials and a contemporary functional layout creates an architecture with a distinctive identity and enduring value — a natural continuation of the urban environment and a contemporary interpretation of its architectural heritage.
