ARCHITECTURE FOR BETTER LIVING

RESIDENTIAL BUILDING
The residential development is located in Sofia’s Mladost district, in the Tsarigradsko Shose – 7th Kilometer area, with direct access from the local carriageway of Tsarigradsko Shose Boulevard, Izvorat na Belonogata Street and a secondary municipal street.
The project is situated within a mixed-use multifunctional urban zone and has been designed in accordance with the applicable urban planning regulations and the approved planning and design parameters. The development combines residential and public functions within a carefully structured urban environment, with particular attention to accessibility, landscaping and the relationship between the building and its surrounding public spaces.
The building is organized as a sectional residential complex with a ground floor dedicated to public and commercial functions, an internal courtyard and four residential sections. Each section comprises eight residential floors and an attic level, creating a clearly articulated architectural composition around the landscaped inner courtyard.
Three underground levels provide the required parking capacity for the complex. Vehicle access to the underground parking is organized through two two-lane ramps from the northwest and southeast sides of the site. A dedicated service lane in the northeastern part of the plot provides access for deliveries to the commercial premises, as well as for emergency and fire-service vehicles.
The main pedestrian and vehicular entrance is located on the local carriageway of Tsarigradsko Shose Boulevard. The entrance level provides fully accessible routes to all commercial units and the individual residential sections. A dedicated underground transformer substation is located outside the main building footprint and is developed as a separate technical project.
The design integrates the underground and above-ground volumes within the permitted building envelope, while maintaining the required regulatory setbacks and building heights. Particular attention has been given to the landscape strategy, with a minimum of 40% of the site dedicated to landscaped areas, including at least 25% with high tree vegetation.
Key urban planning parameters: Maximum site coverage – 60%; maximum floor area ratio (FAR) – 3.5; minimum landscaped area – 40%, including a minimum of 25% with high tree vegetation; maximum cornice height – unrestricted.
